Relocation FAQ’s

 

The Sale

1. When should I instruct my Relocation Conveyancing Executive?

You should instruct Rowlinsons as soon as possible once you have signed up to the Relocation Scheme. The sooner we can obtain your title deeds and commence clearing title, the sooner the Relocation Company will release the funds for you to use in your purchase.


2. How long will it take?

It will normally take about six weeks from us receiving your instructions to exchanging contracts and a further two weeks until completion. We will let you know if these timescales need to be revised if problems arise during the transaction.


3. Why do the Relocation Company’s Solicitors ask so many questions about my property?

The Relocation Company’s Solicitors will eventually have to sell the property on when a buyer is found. When they are purchasing the property from you they therefore need to ask you lots of questions about your property so that when they do find a buyer in the future they have all the information the buyer’s solicitor may ask for, without needing to contact you for additional information.


4. When will the Guaranteed Sale Price be available for me to use on my purchase?

The money will not be released until the Relocation Company has “cleared title” on your existing property which means that they are happy with all the documentation, searches and information provided.


5. Who will request the funds from the Relocation Company?

We will deal directly with the Relocation Company to request the guaranteed sale price. We will also receive the funds on your behalf, so that the money is ready to be used on your purchase.

The Purchase

1. Should I get a survey?

We always recommend that you arrange either a Homebuyers Report or a structural survey of the property you intend to buy, unless it is a brand new property. A survey will give you valuable information about the condition of the property. The seller is not obliged to tell you if there are any problems with the condition of the property and if you purchase it without a survey you may not be aware of the full costs and implications of putting right any problems. You may be entitled to have a Home Buyers Report or structural survey paid for as part of your relocation package. Please check this with your Relocation Adviser.


2. When will the property be mine?

Not until contracts have been exchanged, up until this point either party can withdraw.


3. Is there a difference between “Exchange” and “Completion”?

Yes, Exchange is when you are legally bound to purchase the property, in the contract a completion date will be set, which is generally a couple of weeks, which is when you can move in.


4. Who pays the legal fees?

Our fees will normally be paid directly by the Relocation Company or your employer. You should check at the outset of the transaction that all legal fees and disbursements are fully covered by your Relocation package.


5. Who pays the Stamp Duty Land Tax?

Again, you need to check this with your Relocation Adviser. If your Relocation Company or employer are not paying the SLDT then you will be responsible for paying it, or a proportion of it, to us prior to completion.
